  • Real estate financing in Today's tight economy

    Real Estate Financing

    Someone asked me on Twitter: “@george_lerner Are you able to get financing? My So Cal Realtor friends say getting a loan is next to impossible. What do you think?”

    Absolutely right, getting a loan from Banks is next to impossible, despite them receiving $billions and federal guarantees. See Where’d the bailout money go? Banks aren’t saying and In 2009, Economy Will Depend on Unlocking Credit for more.

    There are, however, People who have $100,000 or more in an investment account, who would Love some way to make more than they have been getting from investing in stocks or mutual funds. (Most stocks and mutual funds are Losing money, fast; a positive return would be Great!)

    How can someone with an IRA invest in Real Estate?

    You can switch to a self-directed IRA. Talk to your investment advisor about how to do it, and what the rules are. (Of course, make sure you have an advisor who understands investing. If they don’t Find Another Advisor! Ask the wealthiest people you know where to find them…)

    Then instead of you taking money out to buy property, you Leave the Money IN the account. The account (your IRA, or 401K, or other investment account) buys the property, it owns it, just like the IRA you have now has been buying stocks. The investment returns stay in the IRA too.

    Isn’t real estate a Bad investment now?

    That’s not what savvy investors think. The people who have money and know how finances work are very excited now.

    Yes, as USA Today reported October home prices drop to March 2004 levels – but as an investor looking to buy property, that means America is On Sale. Ever heard the investing rule: Buy Low, Sell High(er)? With the number of houses sitting vacant owned by the banks, and the number of properties that are still facing foreclosure, you can buy properties at very low prices, if you have (or can get) cash.

    What if I don’t know how to pick investment real estate?

    You need to buy property 20% to 30% below Current market prices. This is Not the time for wishful thinking, hoping the price will go up. Are there properties available at those prices? Absolutely.

    I have systems in place for locating properties, evaluating what price the property should sell for quickly today, make offers on only the best potential deals, and inspect and appraise the property (and re-negotiate if the inspection or appraisal doesn’t meet my standards).

    I have money, how can I participate?

    There are two basic ways:

    1) I find the property, verify the property is a deal, you pay me for bringing the deal to you, you buy the house (and then lease it or rent it, the income going into your investment account).

    2) You fund the initial purchase of the house and any rehab needed, your investment guaranteed by the property. I find a buyer who can pay cash (either from their investment accounts or they get a loan) to cover our expenses.  I carry a note for the remainder of their purchase price (still substantially below market price); I pay back your investment plus interest.

    There are numerous ways we can have the investment work. I will go over options that fit each property individually, and you pick the property and investment option that makes sense to you.

    Helping Home Buyers

    Banks have huge inventories of REO property, “real estate owned by the bank”. But banks are not meant to be in the real estate business, they are supposed to be in the lending business. Normally banks own mortgages, not houses. Real estate they own interferes with their ability to lend money. So we can negotiate great prices with banks.

    Houses we pick carefully, purchase well, fix up if needed, and market, are available to home buyers.

    We can then get home buyer’s financing:  since we own the house, no mortgage on it, we can set any financing criteria, down payment, and terms that work for us! You can earn interest just like banks do.

    Are there people who have money to pay for the house, maybe some credit blemishes from years ago that are from circumstances that have passed, good people, who want houses? Absolutely. We can find out what happened that hurt their credit score, and many people turned down by banks would seem to Us to be good credit risks — especially since we purchased the house at such a low price.

    We are helping the entire economy when we get houses from banks to home owners.

  • WordPress add-ons to improve your blog

    You want to have people find what they want to read on your blog? Well, you can customize your WordPress blog so that is easier.

    Is the appearance of your blog important to you? Do you want to have the appearance match the mood and style of your writing? You can have that.

    Changing the overall appearance of your blog

    There are hundreds of ways you can customize how your WordPress blog looks, and dozens of great features you can add. So many you could spend hours just picking which ones interest you the most.  Then you’d have to spend hours installing them, testing them, finding out which options to use. Even if you’re tech-minded, it’s too much to do, and trying out different looks is not what you should be spending your time on.

    When you are starting to blog, what is most important is writing. So here’s what I found that experts have recommended or people have said they really want to have on their blogs.

    Start with these WordPress add-ons, and configure them this way. (Later, when you’re rich and famous and have lots of people reading your blog, you can add more enhancements if you want to.)

    Themes and Appearance

    I found many themes I liked (themes specify the overall structure of how is information organized on the page) at http://alexking.org/projects/wordpress/themes and styles (the colors and fonts that make up the “look” of your blog) at http://alexking.org/projects/wordpress/styles and was done searching. I’m using the Carrington template, and haven’t changed the style: it looks professional, easy to read, and is organized better while I am composing my posts than the default template is.

    Social Networking: how do I let people on LinkedIn, Twitter, Facebook, etc know I’ve blogged?

    Twitter lets people who are interested in what you are doing stay connected with you. Let them know a mixture of your activities, what you enjoy, what you need, what you are working on, and what you offer. With these tools, you very easily post on Twitter what you blogged about.

    Twitter Tools –
    http://wordpress.org/extend/plugins/twitter-tools/
    Creates a complete integration between your WordPress blog and your Twitter account. Create a daily digest post of your tweets. Create a tweet on Twitter whenever you post in your blog, with a link to the blog post.

    Twitter Widget Pro –
    http://wordpress.org/extend/plugins/twitter-widget-pro/
    A widget that properly handles displaying twitter feeds on the sidebar of your blog, including @username and link parsing. It supports displaying profiles images, and even lets you control whether to display the time and date of a tweet or how log ago it happened (about 5 hours ago, etc). Requires PHP5 on your server.

    Facelook WordPress Plugin –
    http://wordpress.org/extend/plugins/facelook-facebook-badge-wordpress-plugin/
    Brings your FaceBook badge into your blog

    How can I make it easier for people to find what they want to read? (How do I do search engine optimization on blog posts?)

    All in One SEO Pack –
    http://wordpress.org/extend/plugins/all-in-one-seo-pack/
    I’ll write a tutorial on using this tool well. Briefly, you can easily change all the important elements of your blog posts so search engines bring people to the specific posts they are interested in.

    I want to know what people think of what I write. Can I have people rate my posts?

    Rating of posts and pages and comments

    (the manual is available at http://wp.gdragon.info/plugins/gd-star-rating/, or direct link for the GD Star Rating User Guide 1.0.5 – http://wp.gdragon.info/download/12/)

    My blog is very important. How can I back it up?

    WP-DB-Backup –
    http://wordpress.org/extend/plugins/wp-db-backup/

    I have great quotes I’d love to put on my blog to make it more interesting. Can I?

    Quotes Collection
    http://wordpress.org/extend/plugins/quotes-collection/
    This adds a nice interface to add, edit and manage quotes. Quotes can be displayed in a page by placing a piece of code (quick tags), selected by source or tag . This also helps keep your blog entries fresh, in a way that adds content, that search engines love.

    I want to mention books, and have links to Amazon near them. How do I do that?

  • Secure email connections, send email from WiFi access points

    Ever travel or visit friends or clients, and can’t send emails? Anti-spammer requirements of Internet Service Providers mean that you have to know the login ID and password of the account for emails to go out.

    Frustrating, since all you get is an error message that your email is not deliverable.

    Instead of asking your friend (or colleague) what the account name and password are for their ISP (not a good practice, in fact it would be a security risk), you would usually just send emails through your ISP’s or web host’s webmail program.

    But what if you want to keep the record of the emails in your usual email program? Or you simply prefer using Thunderbird to a web browser? Or you like that your email program automatically saves drafts, but the web interface sometimes loses your work if you don’t finish soon enough?

    Well, you can use the email security features of your email software and web hosting, instead of the security of the ISP you happen to be connecting through. You still have to give a user ID and password, but your own, not someone else’s.

    Set up Secure Emails

    Port 587, use Secure Connection, specify TLS if available

    Thunderbird Configuration (version 2.0.0.14): go to Tools, Account Settings

    Scroll all the way down, to Outgoing Server (SMTP)

    Select your domain name’s SMTP server (usually either smtp.yourdomain.com or mail.yourdomain.com) and click Edit.

    Change the Port: to 587

    Specify Use Name and Password, and give your User Name (usually your email address).

    Select what your hosting provider says you should use, or just try using TLS, if available and see if it works.

    Try sending an email. You will be asked if you trust the security certificate “Website Certified by an Unknown Authority”. If you do, you will be able to send emails; specify Accept this certificate permanently.

    You will probably get a message “Domain Name Mismatch”, which simply means that your web site is hosted by someone else and you haven’t purchased your own security certificate.

    Let your email program know you trust the security certificate of your website:

    Thunderbird setup: Tools, Options, Advanced tab, Certificates tab, View Certificates

    In the Websites tab, you will see the certificate of your site hosting provider (you may have to send an email using the secure connection, to receive the certificate). I host with Lunar Pages, so my mail server certificate is from garm.lunarservers.com — you should recognize the host’s name in the certificate.

    In the Websites tab, find the certificate of your host, and click Edit. Say you Trust the authenticity of this certificate and click Edit CA Trust and say This certificate can identify web sites and This certificate can identify mail users.

    You’re done!

  • WordPress stores domain name, here's how to change it

    I had multiple domain names pointing to the same place (www.lernerconsult.com and www.lernerc.com were identical).  Then the DNS for lernerc.com got altered.

    WordPress was translating calls from www.lernerconsult.com/blog/ into www.lernerc.com/blog/ and that didn’t work…

    Here’s how to adjust it:

    You will need to access the MySQL database (I use phpMyAdmin) for the WordPress database (mine is named _wrdp1).

    In phpMyAdmin, in the database used by WordPress, there is a table wp_options.  Click on the table name, click on Browse and update the values for siteurl and mailserver_url. Save your changes.

    That is enough to be able to browse to the WordPress Admin page (http://yourdomain.com/blog/wp-admin/ ) and click on Options and change the Blog address field — the required field for fixing the problem.

  • Xampp directory mismatch

    If you unzip the Xampp files (e.g. into c:\xampp) the installer doesn’t know where the installed files went.  You will see in the Xampp Control Panel Application (xampp-control.exe) a message “directory mismatch”.

    This doesn’t matter for normal operation of Xampp, but if you try using the installer for Xampp add-ons (for example, Perl), you can’t proceed.  You can, however, simply use the .zip version of Perl, and manually install it in the c:\xampp folder (or whatever other folder you used).

    There isn’t a file that I could find that stores the installation location.  The xampp-control only checks the Windows Registry. If you prefer to have the installation file recorded, use the following steps:Open the Windows Registry Editor (Start, Run, regedit)

    Navigate to HKEY_LOCAL_MACHINE\SOFTWARE
    Right-click on SOFTWARE and select New Key. Type XAMPP then click OK.  Right-click the XAMPP Key you just created, and select New, String Value. Name it Install_Dir (probably case sensitive!) then hit Enter. Double click this value and in the appropriate box, type the path of your current XAMPP installation (C:\xampp usually). Close the Registry Editor.

    Restart the Xampp Control Panel and you’ll see the installation directory has been properly set.   You can now install your add-ons.

  • Xampp with Skype

    Make this change to Skype configuration to allow Skype and Xampp to work together (from http://www.apachefriends.org/en/faq-xampp-windows.html#startpage ):

    If Apache doesn’t start while Skype is running, change the settings on Skype to not use port 80.  Skype’s Tools, Options, Connection tab, uncheck “Use port 80 and 443 as alternatives for incoming connections”.

  • BeInSync lets you keep files the same on all your computers

    from the BeInSync Technical Overview, http://www.beinsync.com/info/technical_overview.php

    BeInSync create an on-the-fly private peer-to-peer network that spans your colleagues, friends, computers and online storage. Once established, BeInSync makes sure your photos, videos, music and documents are always available and up-to-date wherever you need them:

    * Files and folders are efficiently synchronized so that they are available and up-to-date on all your computers. Synchronization is peer-to-peer and uses compression and byte-level file transfer for maximum speed.
    * Files and folders can be easily shared over the Web or kept in sync with a group of people.
    * Users may access their remote files from any Web browser.
    * Files may be kept always backed up to a secure off-site online storage.

  • PHP Development on your laptop

    Setting up a PHP development environment

    Setting up my laptop to be a PHP/MySQL server was easier than I would have predicted. Download the XAMPP package from Apache Friends at http://www.apachefriends.org and unzip it to c:\xampp (keeping the folder hierarchy intact). There are Windows and Linux versions, with Mac OS X version being developed. I’m writing about the Windows version.

    Run c:\xampp\setup_xampp.bat and you have a functioning web server. Start it by loading c:\xampp\xampp_start.exe and you can load http://localhost/xampp/ in your web browser. The //localhost root is c:\xampp\htdocs

    To have Xampp run automatically, set it up as a Windows Service. Run c:\xampp\xampp-control.exe and put check marks next to Apache and MySQL.

    Xampp Control Panel

    Since any PHP developer is likely to develop multiple websites, make a subfolder of htdocs for each website. There are some simple changes to make so each subfolder works as a subdomain (i.e. html links to /images work as expected for the site). Edit your C:\xampp\apache\conf\extra\httpd-vhosts.conf adding lines like the following (substitute your folder name instead of lernerc):

    <VirtualHost local.lernerc.com:80>
    DocumentRoot “C:/xampp/htdocs/lernerc/”
    ServerName local.lernerc.com
    ServerAdmin youremail@yourserver.com
    <Directory “C:/xampp/htdocs/lernerc/”>
    Options Indexes FollowSymLinks
    AllowOverride FileInfo
    Order allow,deny
    Allow from all
    </Directory>
    </VirtualHost>

    If you have a site in c:\xampp\htdocs\ot, you would use lines like this:

    <VirtualHost local.ot.com:80>
    DocumentRoot “C:/xampp/htdocs/ot/”
    ServerName local.ot.com
    ServerAdmin youremail@yourserver.com
    <Directory “C:/xampp/htdocs/ot/”>
    Options Indexes FollowSymLinks
    AllowOverride FileInfo
    Order allow,deny
    Allow from all
    </Directory>
    </VirtualHost>

    Then you need to tell your operating system about new “domains”. In Windows, edit the C:\Windows\system32\drivers\etc\hosts file with lines like this:

    127.0.0.1 local.lernerc.com
    127.0.0.1 local.ot.com

  • 2-Column HTML using DIVs (no print problems)

    If you code your multi-column web page wrong, IE and Firefox won’t be able to page break properly for printing.

    Seems that if you use

    <p id=”asdf”>
    the pages won’t print right, if instead you use
    <p class=”asdf”>
    they will.

    Here is what I used for a two-column layout (specifically, in PHPList put this in the Configure section:

    <strong>CSS for HTML messages without a template</strong>

    <style>

    body { margin : 0; padding : 0; border-color : #ffffff; background-color : #ffffff; color : #000000; }

    p {text-align:left; font:\’Arial Narrow\’, Arial, Helvetica; font-size:18px; }

    div.leftcolumn { left : 0; width : 360px; float:left; margin-left : 10px; margin-top : 0px; color : #000000; padding : 3px; }

    div.rightcolumn { left : 380px; top : 40px; /* lower slightly to balance text opposite logo */ width : 300px; float:left; padding-left : 10px; color : #000000; padding : 3px; }

    div.content { top : 0px; margin : 0px 360px 0 165px; padding : 3px; color : #000000; }

    div.footer { left : 10px; top:auto; width: 98%; margin-left : 0px; margin-top : 20px; color : #000000; background:#FFFFFF; padding : 3px; }

    div.page { background-color:#FFF; border:1px solid #959596; text-align:left; width:690px; margin:0px auto; padding:0; }

    div.emailfooter { font-size : 11px; font-family: Verdana, Arial, Helvetica, sans-serif; left : 10px; width:680px;  /* Match width of div.page */ z-index: 1; padding: 2px; margin: 2px; }

    div.emaillinks a { font-size: 11px; color: #00; background: #FFFFFF; font-style: normal; font-family: verdana, sans-serif; text-decoration: none; } </style>

  • Picked Lunar Pages for new web host

    Lunar Pages, http://www.lunarpages.com/id/glerner had the best match of features for my needs.

    For $7.95/month paid annually, I get 350GB storage, 3500 GB/Month transfers, PHP 4 and 5, and developer tools such as Ruby. I have full control over scripts to run, there is a good selection of scripts available to install with minimal configuration (questions about my business name, contact name, etc, but no configuring MySQL or editing script files). Can host 10 separate web sites in the one account. By checking the ping times I could tell the server is responsive. They showed up on several review sites with consistently good ratings.

    When I installed PHPList, uploading a megabyte of data took about half the time, consistently, that it took on a site someone else hosted on Yahoo, so I switched their mailing list project to my site.

    If you are going to switch web hosting companies, or if you are setting up a new site, please click on http://www.lunarpages.com/id/glerner
